Mortgage Protection Life Insurance in Minnesota

The house is the family's biggest debt. Cover it on your terms, not the lender's.

Mortgage protection life insurance pays off or pays down the mortgage if you die, so the family keeps the house. The offers that arrive after closing are usually decreasing-term policies tied to the loan balance with the lender as beneficiary; a level term policy you own, sized to the mortgage and paid to your family, generally covers the same risk with more flexibility and often for less. The William Tuttle Agency compares both across Farmers Insurance and 20+ carriers. Call (507) 451-1168 or request a life insurance quote.

The envelope arrived a week after closing, with your loan amount already printed on it. Here is what it is offering, and what usually beats it.

"Mortgage protection" is a purpose, not a product, and the product that fills it best is usually plain term life insurance sized to the loan. The mailed offers are typically decreasing-term policies: the benefit shrinks as the balance does, the lender is often the beneficiary, and the premium is frequently higher than a level term policy for the same starting amount. A level term policy you own pays the full benefit to your family, who can pay off the house or not as they choose, and the premium is fixed for the term. For most Minnesota homeowners it is the better tool by every measure.

The William Tuttle Agency writes mortgage-sized term policies for homeowners from one office at 121 W Broadway St in Owatonna, and we work with the realtors and lenders who send them to us. First-time buyers ask about this more than any other life insurance question; our page for first-time buyers covers the homeowners side.

What is in the mortgage protection offer I was mailed?

Usually a decreasing-term life policy, sometimes with a disability or job-loss rider, sold by an insurer that bought or was given the new-mortgage list. The death benefit tracks the loan balance downward; the premium stays level or is set high enough to cover the underwriting shortcut; and the lender is often named as beneficiary, so the payout goes to the bank rather than to your spouse. Some are decent; many are not. Read the beneficiary line and the benefit schedule before anything else.

Why does a level term policy usually beat it?

Three reasons. The benefit does not shrink: if you die in year fifteen, your family receives the full amount, pays off the smaller balance, and keeps the difference. Your family is the beneficiary, and they decide what to do — pay the house off, keep the low-rate mortgage and invest, or cover other needs. And the premium, for a healthy applicant who goes through ordinary underwriting, is frequently lower than the mailed offer for the same starting benefit. Compare both at the same amount and term; the answer is usually clear.

How should I size it?

To the mortgage balance at minimum, with the term matched to the remaining loan — a thirty-year term for a new thirty-year mortgage. Many homeowners fold it into a larger policy that also replaces income and funds the children, because the survivor still has to live in the house after it is paid off. Our guide to how much life insurance you need puts the mortgage in that larger picture.

Should both spouses be covered?

If the mortgage depends on both incomes — or on one income and one parent at home — yes. A surviving spouse who loses the second income, or who must now pay for the childcare the other provided, faces the same mortgage. Two term policies, or a joint policy, cover it. See life insurance for couples.

What about disability and job-loss riders?

Some mortgage protection offers bundle a rider that makes payments if you are disabled or laid off. The riders have waiting periods, benefit caps and definitions worth reading closely, and they can make the package look better than the life coverage alone deserves. Separate disability coverage sized to your income generally does the job better; ask about it as its own question.

When does a mortgage protection policy make sense as sold?

When the applicant cannot pass ordinary underwriting and the mailed offer's simplified process is the only way to get coverage on the house. That is a real situation and the product serves it. For everyone else — which is most homeowners — a level term policy sized to the loan and paid to the family is the answer, and it takes one conversation to set up.

Beneficiary Often the lender Your family — they decide
Premium Often higher for the starting amount Frequently lower for a healthy applicant

What if a health issue makes ordinary underwriting hard?

Carriers differ widely on the same health history — a rated offer from one is often standard from another, and that difference is the whole premium. Many agents represent a single company. We lead with Farmers Insurance and hold appointments with 20+ additional carriers, including commercial markets such as BTIS, AmTrust, RLI and Tapco — so an operation that does not fit the first market often has somewhere to go. It may simply not be the first market we call. You still deal with one licensed local person in Owatonna who answers the phone. See the carriers we represent.

Just closed on a house, or got the envelope? Send us the offer and your loan amount. We will quote a level term policy at the same amount across our carriers and tell you plainly which one protects the house better and what each costs. Request a quote or call (507) 451-1168.

How much does mortgage protection life insurance cost?

Life insurance is priced on age, health, tobacco use, family history, the amount of coverage and — for term policies — the length of the term. Each carrier assigns a rate class from those answers, and carriers differ widely on how they treat the same health history, which is why a decline or a poor rate class from one company is often a standard offer from another. The premium is locked for the term when the policy is issued, so applying younger and healthier is the lever that matters most. The honest number is a quote: a short conversation and, for many healthy applicants, no medical exam.

Common Questions

Mortgage protection, answered plainly.

What is mortgage protection insurance?

Life insurance intended to pay off the mortgage if you die. The mailed offers are usually decreasing-term policies with the lender as beneficiary; a level term policy you own usually does the job better.

Is mortgage protection insurance worth it?

Protecting the mortgage is worth it. The mailed product often is not — a level term policy sized to the loan and paid to your family is generally cheaper and more flexible.

Should the lender be the beneficiary?

Usually not. Naming your family lets them decide whether to pay off the house or keep a low-rate loan and use the money differently.

How much mortgage protection do I need?

At least the loan balance, with the term matched to the remaining years. Most homeowners fold it into a larger policy that also replaces income.

How much does mortgage protection life insurance cost?

It depends on age, health, tobacco use, the coverage amount and the term length. Carriers rate the same health history very differently, so compare. Premiums lock in at issue, so sooner is cheaper.
